A flat fee listing is when a seller pays a fixed fee to get their home on the MLS rather than hiring a full-service listing agent on commission.
The listing agent then enters all of the property information and seller-provided photos into the MLS and indicates in the agent remarks that buyers should contact the seller directly. When buyers reach out through MLS syndication sites, agents are required to direct those inquiries to the seller. However, by maintaining contact with those buyers, agents may have opportunities to earn future buyer-side business if the buyer ultimately purchases a different property.

If the seller finds the buyer themselves through their FSBO.com Plus listing, they may avoid paying a listing commission. If the agent brings the buyer or procures the sale through their marketing efforts, including leads generated through the MLS, the agreed commission applies.
MLS inquiries and buyer leads generated through the MLS are routed directly to the agent, while seller-direct inquiries from the FSBO.com listing remain connected to the seller.
